We don’t always get to buy our dream house, we would all love to live in an enormous Georgian manor with rolling acres, but then, some houses are in the right location at the right price.
This detached house in Seven Oaks was bought by a young and growing family, it had one family bathroom and three bedrooms.
The brief was to create a better living dining room that addressed the large garden and to create an additional bedroom, ideally with an ensuite bathroom and a garage at ground floor.
By using both a permitted development application alongside a planning application we were able to secure planning permission that massively increased the floor area and greatly surpassed the clients brief and hopes for the project.
At ground floor level we introduced a large amount of storage either side of the main corridor, a ground floor shower room that allows the playroom to double up as a guest suite. A generous utility and boot room was created adjacent to the side entrance which leads to a vast and well-lit kitchen complete with 3.6m X 1.2m island unit.
At first floor level a 7m X 4m master bedroom was created with built in storage and a very generous ensuite shower room. Clear efficient planning allowed for an additional 4 bedrooms creating 5 bedrooms in total and an enormous family bathroom with shower and bath. The family bathroom was further enhanced by opening its volume up to the underside of the pitched roof, by losing a little attic space a wonderful double height room was created bathed with natural light from a large roof light above.
As it was possible to fit an ensuite shower room into bedroom 2 we did but, the problem this created was that this was the daughter’s bedroom, to ensure there was not too much squabbling we thought we had to make something special for the sons bedroom to compensate.
We opened the bedroom up into the attic and created a sleeping deck above bedroom three so he ended up with a split-level bedroom with an alternating tread ladder staircase in lieu of his sisters ensuite shower room, they were both very happy as were their parents.
